Job Overview and Responsibilities
Hands on operation, maintenance and repair of air conditioning and heating systems, fire prevention equipment including fire and house pumps, standpipes, sprinkler systems, knowledge of Class E fire alarm system, control panel (FCS) and portable fire extinguishers, compressor banks, BMS, AHUs, VAVs, boilers, pumps, VFDs, Generators, domestic water tower, pressure tanks, inergen fire suppression, water heater, dampers, actuators, chillers and cooling tower operations. Plumbing experience working on sinks, toilets and urinals will also be required. Supervise external vendors for large equipment repairs.
• *Qualifications and Requirements*
Must communicate well with management on all current and outstanding issues. Organizing and prioritizing work orders, experience with Outlook and Building Management systems. Must have knowledge of water treatment procedures for all closed/open loop and house water systems. Individual must be certified as an Operating Engineer possessing both Refrigeration of FDNY COF Q-01/99 and CFC Licenses; and the standpipe/sprinkler S-12 & S-13 COFs; other FDNY certificates a plus; must have at least 3-5 years’ experience in HVAC plant operations and plumbing experience; must be able to work flexible hours and various shifts including overnight. The current available shift is a swing shift consisting of weekday and weekends 3pm-11pm & 11pm-7am. Candidate will be required to join I.U.O.E. Local 30 union.
