Summary
The maintenance technician prepares apartments for move-in and keeps all apartments maintenance room(s), laundry room(s), and grounds clean, neat and ready for use.
Essential Duties and Responsibilities include the following under the direction and supervision of the Maintenance Supervisor and Property Manager:
• Painting interior and exterior building and fences as required.
• Performs structural repairs to masonry, woodwork, drywall, taping, mud, stucco, texture and furnishings of buildings including railing and iron work.
• Replace appliance elements, drip pans, doors, handles, fans, motors and Freon.
• Replace garbage disposals, sinks faucets, toilets, water supply lines, shower heads, cartridges, caulking and water heaters.
• Operate trouble shoot repairs maintenance and clean paint sprayers and key cutting machine generators
• A/C gauges, A/C recovery units, A/C torches, power washers landscaping blowers and replace golf cart batteries and tires.
• Trouble shoot A/C and heater repairs, replace fan motors, thermostats, compressors, Freon, elements, relay switches, power cords and wall units.
• Replace bulbs, outlets, switches, ceiling fans, globes, fixtures, GFI’s, breakers, exterior bldg lights, carport light fixtures, times and photo cells
• Perform light electrical repairs including, but not limited to, appliances, light fixtures, switches, outlets, circuits, etc.
• Maintain, clean and remove trash from mail rooms, property bathrooms, leasing office, clubhouse, maintenance shops, storage areas, parking lots, driveways and sidewalks.
• Replace tile, grout, vinyl, baseboards, cabinet doors, kick plates, thresholds, weather stripping, shelves, closet rods, door jams, hang doors, and replace hinges.
• Replace door knobs, re-key locks, cut key blanks, replace dead bolts and mail box locks
• Replace windows, locks, blinds, patio sliding doors, closet doors and tracks
• Repair, install and move appliances, furniture, trash, dumpsters, maintenance equipment, parking bumpers, patio furniture and property flags and banners.
• Perform light plumbing work including, but not limited to, clearing stoppages and replacing fittings.
• Replace screens, drapes, drapery hardware and locks.
• Perform carpentry work including, but not limited to, hanging and/or fitting doors, freeing windows, replacing and building shelves.
• Available for on-call duty which requires a response within forty-five (45) minutes for after hours emergencies including but not limited to flooding, fire, heating or air conditioner, hot water tank, refrigerator, locks, windows, doors.
• Assist in custodial work including, but not limited to, sweeping, mopping, vacuuming, emptying trash cleaning windows and keeping common areas clean.
• Repair all fencing when necessary.
• Keep maintenance room clean, stocked and have appropriate labels and signs in place.
• Must keep storage doors locked, proper signage in place (exit/entrance) and make sure there is adequate lighting in each room.
• Refurbish, clean and make necessary repairs to vacated apartments.
• Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and the operating manual.
• Clean and maintain chemicals to pool and spar plus trouble shoot repairs to motors switches, filters, and lights.
• Report any vandalism, theft, drip hazards, poorly lighted areas (interior/exterior) leaks, exposed wires, needed sign repairs, chemicals and paint not stored properly.
• Report any theft, vandalism, trip hazards or complaints to manager
• Must have knowledge and ability to fill in for grounds person if necessary.
• All conversation should remain professional and pertain to maintenance repairs, all concerns should be reported directly to the Property Manager/Leasing Office.
• Maintain strict confidentiality of all Stout Management Company and matters.
