Job Description
This HVAC Mechanical Project Team Leader role is responsible for overseeing the execution and performance of mechanical retrofit projects. The ideal candidate will have technical knowledge of HVAC systems and experience in project management.
Responsibilities
• Manage assigned mechanical projects, ensuring timely completion and financial results.
• Oversee the mechanical retrofit process, adhering to Johnson Controls' standard practices.
• Facilitate issue resolution and escalation of product-related problems.
• Secure new work and change orders from existing customers.
• Estimate mechanical work and present proposals to clients.
• Provide technical support to sales teams.
• Recruit, hire, and supervise resources to staff project teams.
• Interface with truck-based teams to ensure proper staffing levels.
• Review and interpret contract terms and conditions.
• Cordinate drawing layouts and detailing for job installation.
• Analyze financial reporting systems and project schedules to address potential issues and manage risk.
• Develop project recovery plans and investigate solutions.
• Participate in monthly backlog reviews.
• Provide ongoing cost and estimate analysis reporting.
• Manage cost allocation to financial reporting systems.
• Utilize Johnson Controls' tracking and reporting tools to communicate project progress and financial status to management.
• Investigate opportunities for value-added change orders.
• Perform associated cost estimates, prepare proposals, and secure customer acceptance.
• Manage asset collections, cost control, progress billings, and payables.
• Ensure compliance with specifications, local codes, and installation techniques for assigned projects.
• Negotiate buy-outs of materials, equipment, and subcontracts, resolving disputes as needed.
• Manage material procurement, warehousing, and logistics processes.
• Provide high-quality written communications.
• Maintain project document controls in compliance with contract requirements and Johnson Controls standards.
• Develop and maintain long-term relationships with customers and subcontractors.
• Lead job progress meetings as required.
• Ensure subcontractors understand project expectations.
• Own and manage project execution plans, updating project schedules as necessary.
• Ensure close-out transitions to appropriate Johnson Controls truck-based teams.
• Cordinate performance of owner training requirements.
• Adhere to safety standards.
Requirements
• At least six years of technical knowledge in HVAC service business, particularly related to smaller fast-track retrofit, remodel, and tenant improvement projects.
• Leads assigned mechanics on projects generating $3-4M in revenue.
• PREFERRED: Two to four years of engineering or trade school training such as an engineering degree or equivalent.
• PREFERRED: Installation and Service experience related to complex HVAC Mechanical systems and equipment.
• Demonstrated verbal and written communication skills.
• Able to communicate technical information to non-technical audiences.
• Proficient in Project Management software and financial accounting systems.
• Strong PC capabilities in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.
