Apartment Maintenance Technician - HVAC Certified job at Q10 Property Advisors. Houston, TX.
POSITIONS LOCATED THROUGHOUT HOUSTON, TX. Will be on call.
Job Overview:
Responsible for overseeing and carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance as well as make-ready processes in a manner consistent with the property’s operational objectives. This is a one-person maintenance department (One-Man Show) So we are looking for someone highly skilled, with reliable transportation, and ready to make the community shine!
Responsibilities and Duties:
• Hire and manage subordinate maintenance technicians.
• Design and implement a preventive maintenance program for the property that minimizes emergency repairs, service requests, and the utilization of outside contractors.
• Responsible for the timely completion of work order requests, make-ready units, and accurate paperwork.
• Responsible to identify and hire competent and cost-effective outside contractors.
• Responsible for maintaining maintenance costs at levels for the success of the property.
• Perform general maintenance tasks on the property including:
• Sheetrock installation and repairs.
• Painting and wallpapering.
• General carpentry.
• Installing new appliances (garbage disposals, refrigerators, stoves, dishwashers, etc.).
• Minor roof and gutter repairs.
• Minor Foundation/sidewalk/concrete repairs.
• Pool care (if required by the property).
• Pest control (if required by the property).
• Repairing doors/windows/cabinets/drawers.
• Replacing hardware such as light bulbs, plumbing and electrical fixtures, vent fans, drapery rods, doorstops, door viewers, towel bars, refrigerator lights, vent fans, mini blinds, etc.
• Replacing/re-keying locks.
• Perform minor (basic to intermediate) troubleshooting and repairs of:
• Major appliances such as refrigerators, microwaves, washers and dryers, etc.
• HVAC systems.
• Plumbing (up to the point that a licensed tradesperson is required): Toilets, water pressure issues, installing or repairing Plumbing fixtures and faucets, water temperatures.
• Electrical (up to the point that a licensed tradesperson is required) installing or repairing electrical fixtures, fuses, etc.
• Actively maintain safety on the property by being observant of and reporting or correcting hazards or potentially dangerous conditions for residents, staff, guests, and the general public. This includes the condition of pool gates, fencing, lighting, trip hazards, etc.
• Coordinate services performed by outside contractors.
• Purchase maintenance supplies as authorized and directed, using standard purchasing and property bidding procedures.
• Adhere to the company’s safety program, policies and procedures. Teach, promote, and perform safe work practices among on-site staff and this position.
• Participate in company training classes and meetings as required.
• Special projects or additional duties assigned by the supervisor that are essential for the operations of the property.
Qualifications:
Education level:
• High School Diploma or Equivalent preferred.
Experience:
• Minimum of 2 years previous general apartment or institutional maintenance experience. HVAC certified.
Specific skills and requirements:
• Must be proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, ladders, freon recovery units, landscaping equipment, pool chemicals, cleaning chemicals, and associated required safety equipment.
• Knowledge and ability to perform pool maintenance (if performed in-house).
• Knowledge and ability to perform pest control (if performed in-house).
• Ability to deal well with people.
• Good verbal communication skills.
• Strong customer service representation.
• Ability to read and write in English correctly and fluently.
• Accurately perform basic mathematical functions.
• Ability to perform all duties in a safe and timely manner.
• Must have a working Android or IOS (Apple) cell phone with a data plan and the capability to make and receive voice calls, text messages, and install required company apps.
Certifications/Licenses:
• Required licenses for HVAC maintenance.
• Required licenses for pool/spa maintenance or pest control.
• EPA certification for freon recycling.
• Other licenses and certifications are required by state or federal laws.
• Candidate must own or have access to a safe and legal vehicle to transport tools and maintenance supplies.
• Candidate must have a Valid Driver’s license and auto insurance for the state in which employed.
Personal characteristics / Physical abilities:
• The position requires a candidate in good physical condition as the job can be physically taxing.
• Ability to lift moderate to heavy objects.
• Ability to use ladders and to work at heights in excess of eight feet such as on roofs.
• Ability to access and work in confined spaces such as in attics and crawl spaces.
