Definition
The EMS Technician – Level III is responsible for being an expert level technician in the energy management / building automation industry. EMS Tech Level III will be able to perform all responsibilities of an EMS Tech Level I & II, along with assigned responsibilities below. EMS Tech Level III will work under the guidance and leadership of a Project Manager. All work must meet the requirements of the Installation and Commissioning Standards.
Responsibilities
Basic Skills:
• Provides daily / weekly communication to PM along with success milestones.
• Abides by and enforces installation and commissioning standards throughout all projects.
• Reads and understands project SOW, Submittals, and SOOs.
• Ability to compose professional documents and transmittals without assistance.
• Highly respected by peers as a leader in the department.
• Can follow and lead project process as required.
• Attends and represents company in project meetings.
• Can oversee subcontractor installations and delegate responsibilities and fixes.
• Extremely reliable and holds self and others accountable for assigned tasks.
• Is an established leader among team members without instruction from PM.
• Company leader on new technology available / self learns new topics.
Technical Knowledge:
• Understands all central plants, i.e. 2-pipe, 4-pipe, De-coupled, etc.
• Understands and can manipulate mangers for central plants, hot water, and air handling units.
• Capable of training on and installing WebCTRL operating system and service patches.
• Full understanding of third-party interfaces, start to finish.
• Versed in Modbus, BACnet, and all other control protocols.
• System Integrations, i.e. globals, requests, optimum start/stop, LAN shutdowns.
• High level troubleshooting of logic using GFB / edit programs / edit graphics.
• Understands and verifies SOOs as described in spec / instructed by customer.
• Can successfully install clippings when applicable.
• Can effectively troubleshoot and configure network devices per manufacturer spec.
• Understands NATing, BBMDs, and Router functions.
• Understands and trains on lighting contactors, photocells, and lighting FBs.
• Capable of installing and setting up power monitoring equipment.
• Capable of installing and setting up refrigerant monitoring systems and ancillary devices.
• Knowledge of XML Editor, EI, Energy Reports, Fault Diagnostic Detection.
• Coordinates with other trades on a superintendent level, especially subcontractors.
• Supervises lower techs on multiple projects / develops technical abilities of others.
• Turns in complete and accurate red line packages immediately upon completion.
• Assists PMs with achievements of work completed within budget hours.
• Leads the commissioning team throughout the process. Logs issues for fix.
• Addresses all changes and revisions necessary. Leads team to the finish line.
• Manages retrieval of all final project documents and backups.
• Leads inspection of project site with and/or without the assigned PM.
Equipment:
• Can perform checkout and startup of any assigned piece of equipment without assistance.
• Expert performer in all categories.

• Demonstrating leadership ability to help other technicians within crew with assigned tasks.
• Can efficiently handle multiple duties on more than one project simultaneously.
Qualifications:
• Previous Controls or Construction Experience.
• High School graduate or equivalent.
• HVAC or Instrumentation/Controls trade knowledge.
• Understands customer satisfaction and quality of work.
• Strong work ethic and positive attitude.
• Clean Motor Vehicle Record.
