Position Summary
CGL Facility Management, LLC provides comprehensive contract facility maintenance services to commercial clients. The HVAC Controls Technician will be responsible for both preventive and corrective HVAC maintenance work, installs heating and air-conditioning equipment, as well as providing diagnostics or repair services on climate control systems with our client.
Essential Job Functions
• Responsible for the installation, diagnostics, and repair of heating, air conditioning and other equipment.
• Repairs, maintains, calibrates, adjusts, and installs industrial measuring and controlling instrumentation.
• Reviews and updates all equipment records for history of preventive/predictive maintenance and service activities to ensure adequate maintenance schedule is in place; logs all mechanical functions.
• Ensures that the operation of systems and components remains in compliance with applicable federal, state, and local regulations as well as client-driven requirements for specific kinds of equipment.
• Monitors equipment to ensure operation is within specified parameters, especially to meet the requirements of conducting project work for clients; makes adjustments and repairs as necessary; conducts necessary tests and inspects system equipment and components to detect actual and potential mechanical problems that would affect project work, and takes corrective action.
• Performs repairs using hand tools associated with heating, ventilating, air conditioning, and refrigeration systems, electrical and other maintenance work; replaces broken or defective parts; orders production of replacement parts or machine shop services; reassembles machines and makes adjustments.
• Responds and assists in performing emergency repairs on the facility’s heating, ventilating, air conditioning, refrigeration systems, and related electric or pneumatic control systems.
• May be required to work overtime and outside of normal working hours (including holidays and weekends).
• Performs preventive and some corrective maintenance services to existing HVAC equipment corresponding to work orders generated from a computerized maintenance management system (CMMS). Complete all documentation of work performed in compliance with the CMMS data collection process.
• Must be able to quickly become familiar with the design and layout of the facilities; to learn the locations of installed environmental control and monitoring systems / equipment; and understand operating procedures relating to environmental controls.
• Performs all work in accordance with established safety procedures and according to the standards of CGL Facility Management, LLC, OSHA, and our clients.
• Inspects completed work for conformance with requirements of local building and safety codes.
• May escort subcontractors during completion of their work at the site.
• May perform other preventive and corrective maintenance tasks as directed by CGL Facility Management.
• Must maintain a clean and safe workplace while and after performing maintenance tasks.
• Performs other duties as assigned
Experience And Qualification
• Two to five years of experience as a heating, ventilating, and air conditioning mechanic required.
• Must have demonstrated knowledge of heating, ventilating, air condition, or refrigeration systems and related pneumatic and electrical control systems as applicable to work specialty.
• Must also have a knowledge of tools, materials, procedures, and hazards of the trade, and ability to perform delicate repairs and adjustments.
• Must be able to read blueprints and as-built drawings.
• Must have a valid driver’s license and insurance.
• Willing and able to work occasional on-call shifts.
• Previous experience managing other highly desirable.
• Microsoft Office skills required.
• EPA & HVAC certification required.
• Previous experience with Building Automation System (BAS) monitoring and troubleshooting
