We are seeking a skilled and reliable Property Maintenance Technician with HVAC certification to join our team. This role is responsible for performing routine and emergency maintenance tasks across the property, with a focus on HVAC systems. The ideal candidate will have a strong background in property maintenance, excellent problem-solving skills, and a commitment to providing high-quality service to ensure the comfort and safety of our tenants and staff.
Key Responsibilities:
HVAC Systems:
• Perform installation, maintenance, and repairs on HVAC systems, including heating, ventilation, and air conditioning units.
• Diagnose and troubleshoot HVAC issues, ensuring timely resolution.
• Conduct regular inspections of HVAC systems to ensure proper functioning and compliance with safety standards.
General Property Maintenance:
• Respond promptly to maintenance requests, including plumbing, electrical, carpentry, and other property-related tasks.
• Perform routine inspections and preventive maintenance across the property.
• Address issues with property equipment, lighting, and fixtures as needed.
Compliance and Safety:
• Ensure all maintenance tasks comply with local building codes, safety regulations, and company policies.
• Maintain detailed records of maintenance activities, repairs, and inspections.
• Identify and mitigate safety hazards across the property.
Teamwork and Communication:
• Work closely with property management and other staff to prioritize and complete maintenance requests.
• Communicate effectively with tenants and staff, providing updates on maintenance activities as needed.
• Coordinate with external vendors and contractors for specialized repairs or services.
Qualifications:
Education and Certification:
• High school diploma or GED required; technical or vocational training preferred.
• HVAC certification is required.
Experience:
• Minimum of 3-5 years of experience in property maintenance, including HVAC systems.
• Experience with plumbing, electrical, carpentry, and general repairs.
Skills:
• Strong problem-solving and troubleshooting skills.
• Knowledge of local building codes and safety regulations.
• Ability to work independently and prioritize tasks effectively.
• Excellent communication and customer service skills.
Physical Requirements:
• Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders, bending, and standing for extended periods.
• Comfortable working in various weather conditions and confined spaces.
