Bayshore Properties is seeking a highly skilled and experienced HVAC Technician to join our team. The successful candidate will be responsible for the upkeep and physical integrity of our HVAC systems both individually and community centralized.
The ideal person for the position will perform ongoing maintenance and replacements to HVAC systems including but not limited to central forced air and central boiler systems. The skills needed include professional knowledge of furnaces, heat pumps, chillers, boilers, air conditioning units, ventilation systems, air quality systems, compressors, humidification systems. This is a critical role in ensuring the comfort and safety of our apartment communities, and we are looking for a professional who can deliver exceptional results.
This is a full-time, non-exempt, hourly position with typical hours of 8am to 5pm Monday through Friday but may include overtime with emergency after hour service calls.
PRIMARY JOB RESPONSIBILITIES
• Perform general mechanical repairs and replacements to HVAC and HVAC related plumbing.
• Complete service requests in an effective, timely manner and to the satisfaction of our residents.
• Communicate daily with property office reporting on progress of service requests.
• Maintain accurate records of preventative maintenance and work completed.
• Performs preventative maintenance on HVAC related equipment.
• Diagnose and troubleshoot system malfunctions, applying appropriate repair/replace method.
• Recharge refrigerant levels, check for leaks in refrigeration systems in compliance with all EPA regulations.
• Respond to emergency HVAC maintenance issues that may arise in a timely manner.
• Identify and report to management any safety concerns, hazardous conditions or maintenance needs.
• Must follow all health and safety guidelines and work practices and wear PPE as required.
• Be able to safely operate community equipment, such as golf carts, ladders, electric and rotary tools.
• Know when to escalate maintenance issues to management
• Learn and comply with industry legal requirements, including federal and local Fair Housing

• Maintain courteous and professional demeanor with residents, prospective residents, coworkers, and vendors.
• Be mindful and respect residents’ personal property when working in resident units.
• Wear company-approved apparel during working hours and use floor savers when entering resident units.
• Coordinate daily/weekly schedule with Director of Maintenance/Construction.
• Performs other duties as assigned.
QUALIFICATIONS AND EXPERIENCE
• High school diploma or equivalent is required
• Minimum of 8 years HVAC certification, field experience with boiler and central forced air systems repairs and replacement. EPA certification preferred.
• Display problem solving and proficiency performing HVAC preventative maintenance and work orders.
• Must be team-oriented, dependable, resourceful, flexible, be able to take direction and be results-driven
• Must be well-organized with the ability to prioritize tasks
• Strong written and verbal skills
• Must have and maintain valid driver’s license and provide proof of current, valid automobile insurance
TRAVEL
• Ability and willingness to travel to numerous sites in Northwest Indiana and Northwest Chicago suburbs daily depending on priorities.
PHYSICAL REQUIREMENTS
• Lift and carry up to 45 pounds; occasionally up to 80 pounds with another teammate
• Push and/or pull (appliances) using appliance dolly up to 200 pounds
• Bends/stoop, climb stairs, kneel, reach above shoulder height, walk and twist
• Has normal range of vision, hearing and speech
