Job Description
Duties and responsibilities of the HVAC Technician include:
• Faithfully perform duties directed by the Property Manager.
• Treat residents and applicants with courtesy at all times.
• Be aware of the safety and well-being of residents and visitors.
• Communicate regularly with the Property Manager regarding building conditions and emergency problems.
• Maintain a cellphone for communication with management.
• Be on call 24/7 for emergency services.
• Work hours are typically Monday to Friday, 8am to 5pm, with one hour lunch break.
• Care for and inventory property working tools monthly.
• Repair HVAC systems, remove and install new systems, run pipe and duct systems, interpret technical data.
• Maintain local HVAC codes, order and maintain equipment, and clean and repair systems.
• Follow a routine maintenance schedule to determine daily, weekly, monthly, quarterly, semi-annual, and annual needs.
• Perform most work, but may use outside contractors in exceptional situations.
• Maintain time sheets and turn them in to the manager.
• Keep receipts, work orders, messages, notes, etc., and turn them in to the manager.
• Avoid behavior that would compromise the safety and well-being of the building or increase insurance liability.
• Encourage written work orders from tenants.
Requirements:
High School diploma or equivalent
Air conditioning and heating certification
A minimum of 5 years technical experience
Valid driver's license and safe driving record
Ability to problem solve and act in emergency situations
Effective communication skills
