JOB DESCRIPTION: The purpose of this position is to use advanced knowledge and experience to perform preventative, routine and specialized maintenance duties involving troubleshooting, repair, and/or installation of all Heating/Cooling, Refrigeration, and Ventilation and building management equipment at all County government facilities; and supervise in the absence of the supervisor. The work is performed under the supervision of the HVAC supervisor.
• Performs a variety of preventive maintenance troubleshoots, repairs and installs HVAC, boiler systems and Refrigeration equipment as well as building systems and controls. Uses a variety of specialized equipment for these systems.
• Diagnoses and monitors building systems operations. Troubleshoot diagnostic from heat pumps, rooftops units, boilers, chillers and cooling towers, CAV’s, VAV’s and commercial self-contained units as send from building management system and recommends repairs or replacement.
• Acts in a lead capacity in the absence of supervisor and carries out special projects requiring advanced skill and understanding. Provides technical advice and direction to less experienced personnel.
• Evaluates special projects, estimates material costs, monitors part supply, inventories, and orders as authorized.
• Participates in project planning, design, and fabrication of various items for county facilities.
• Uses a variety of testing equipment, such as volt/ohm electrical meters, ammeter, refrigerant gauges, leak detectors, psychrometers, manometers, and pneumatic.
• Uses refrigerant recovery machines, scales and charging systems per EPA requirements. Conducts refrigerant repairs, removal of refrigerant according to EPA regulations, popping and brazing, leak check, installation and charge.
• Analyses chemical treatment of all closed/open, hot/chilled water loops and makes adjustments as required per system, while adhering to all governmental regulations.
• Monitors, operates, trouble shoots and repairs building management computer systems and components.
• References existing schematics, wiring/pneumatic diagrams, blue prints/technical manuals and researches technical references materials when necessary.
• Operates grinders, welders and gas cutting/soldering torches to perform metal fabrication tasks.
• Installations electrical wiring/piping of load and control circuits of all voltages.
• Calibrating pneumatics systems and operational controls.
• Installations and adjustments ducts and dampers of various material types.
• Installations and aligns pumps, motors, belts, pulleys, and sheaves.
• Maintains, troubleshoots, repairs, and installs electronic, pneumatic, computerized equipment and controls.
• Documents complete work on maintenance cards, detailing observation, action and recommendations. Use of good oral and written communication skills.
• This position is part of an On-Call rotation among HVAC staff. Will be required to report to work as needed, outside of normal business hours.
• May be required to perform all general building systems maintenance/repairs, and other duties as assigned, including, but not limited to, snow removal, carpentry, installing troubleshooting and repairing equipment fixtures, computer equipment, doors and locks. Use a variety of tools and equipment to perform these duties.
REQUIREMENTS:
Education
• 2-year degree certificate from vocational/technical training in H.V.A.C. from an accredited school required.
• Associates degree preferred.
Certifications
• Certified universal by the EPA in the handling of refrigerants.
• Certified universal by the EPA in the handling of refrigerants.
Job Experience
• 10-12 years of building maintenance experience.
• Minimum of 10 years commercial HVAC service and maintenance experience required.
Knowledge, Skills and Abilities
• Advanced knowledge of building management computer systems required.
• Trane Tracer SC/ Ensemble experience required.
• Individuals with building access to areas with confidential data such as MULES/REJIS databases used in law enforcement is required to successfully pass a fingerprint background check and drug test and maintain a clear record throughout employment.
