The Superintendent , under the direction of the Director of HVAC Construction, is responsible for oversight of all phases of HVAC construction, equipment and material installation ensuring that contract documents are being followed, work is proceeding on schedule, and that we are safety compliant. This position requires liaison and communication with general contractors, labor subcontractors and the internal team to ensure timely project completion.

HVAC Construction Management
• The FS is the first one to arrive and last one to leave the job site
• Every morning performs sign-in of all subcontractors' employees
• Attends and actively participates in all jobsite meetings
• Performs onsite safety training. Maintains safety documentation and inspections in accordance with established S&P procedures and jobsite specific requirements.
• Works with provided project information files by reviewing the documents and familiarizing oneself with project's scope, schedule, specifications, drawings, list of suppliers and subs, job specific inclusions and exclusions, equipment lay-out in the building, equipment lead times and expected deliveries, rental budget, etc.
• Plans, coordinates, and executes installation activities with subcontractors to ensure highest level of quality and construction practices are being performed in a safe and timely manner
• Plans and coordinates all job site logistics consisting of but not limited to deliveries, storage of material and equipment, ductwork cleanliness, material take-off, material ordering ahead of time, daily clean-up, coordination of manpower with subcontractors, scanning and coring, rental equipment handling, tower crane activities, crane lift and rigging plan assist in development, etc.
• Responsible for developing and maintaining jobsite specific 2-week installation schedules (2-week look-ahead). Must include activities with dates and durations, deliveries, estimated manpower, refence column lines and building levels where work will be performed
• Daily reports must include job specific activities and reference the 2-week lookahead schedule. List subs, activities, constraints, concerns, delays caused by 3rd party actions or inaction, near misses, reference drawing page numbers and column lines work performed on
• Must have and maintain at least one hard copy of M-Drawings on site. Bluebeam Revu "soft copy" is accepted in lieu of hard copy if the following requirements are met: 1) keep track of daily installation progress by highlighting installed duct and equipment with dates in refence to daily reports; 2) red-line all field deviations in installation for "as-builts" copy; 3) red-line, mark-up and know all your wall block-outs and penetrations, confirm elevations with GC
• Responsible for and drives all major crane lifts and pick-ups. Verifies all RTU's, condensers, ERU's, DOAS units, exhaust fans, make-up air units, and any powered roof equipment are set in correct locations. Supply and return openings are facing the right way; discharge and intake on RTU's are not blocked by shipping protective materials, equipment is level, isolation rails are set, powered dampers on EF's or any other equipment are in place before equipment is set, control wire and through the base gas connections are stubbed out before equipment is set on the curb, VRF ODU's are matched correctly, etc.
• Responsible for correct layout of equipment, curbs, rails, block-outs, equipment house-keeping pads, and diffusers. Louvers' lay-out and elevations. Coordinates scanning and coring activities with subs, GC, and PM
• Responsible for coordination of HVAC scope of work with other trades including but not limited to ductwork and piping conflicts, service access to equipment, sprinkler lines, electrical conduits, plumbing, ceiling elevations, etc. Reviews all project drawings, not just mechanical set. Actively participates in GC meetings to discuss any possible clashes and propose solutions.
• Responsible for tracking and working with PM to ensure project's general and HVAC schedules are maintained and followed, that all activities are executed as scheduled and project finishes on time.
• Assists PM in tracking rental equipment contracts and budgets
• Reviews and follows engineered drawings and specifications to ensure compliance of installation work with such. Notes and communicates any concerns to PM. Requests information from supervisor or general contractor in a written or verbal form in a timely manner to assist PM in recognizing any possible grey areas in scope and avoiding unnecessary risk exposure. Works diligently in identifying any possible filed issues that may affect our budget and schedule.
• Responsible for inventorying all equipment and accessories delivered to the jobsite. Must identify and locate all accessories scheduled to ship loose. Makes necessary provisions for storing such accessories until they are needed for installation. Accessories include but not limited to sensors, control devises, actuators, valves, valve packages, wind baffles, rails, hanging materials, vibration isolation kits, loose control boards, hail guards, power exhausts, economizers, thermostats, low ambient kits, crankcase heaters, relays, disconnects, VFD's, ball valves, face panels for cassette FCU's, transformers, etc.
• Responsible for verifying equipment electrical characteristics meet approved submittals and electrical verification documents requirements before such equipment gets off the truck upon delivery.
• Confirms and schedules all mechanical inspections. Must be present at all inspections.
• Responsible for successful passing of all inspections.
• Communicates work progress by submitting written daily reports (email), and verbally (phone calls or meetings) with PM or supervisor
• Required to travel between multiple projects depending on job site conditions and schedule
• Oversees and tracks performance of all HVAC subcontractors in daily reports
• Follows company's QC/QA/safety procedures and assists PM in implementing, executing, and tracking all jobsite specific activities related to QC/QA/safety
• Responsible for performing daily quality control and safety audit
• Quality control shall include but not limited to the following: equipment installed in accordance with M-drawings details and specs, equipment is level, condensate lines are sloped correctly, ductwork is installed straight and plum - no visual damage, all open ends on duct are covered with protective plastic film, vibration isolation installed per spec and drawings, insulation materials and installation techniques both meet spec requirements, etc.
• During normal working hours responds to all incoming phone calls and emails received on a company issued iPhone or iPad in a timely manner, i.e., immediately if safety is not a concern or within 1 hour if in a meeting or on a ladder. Non-responsiveness is not accepted.
• Cooperates with in-house start-up and controls personnel in the field. Assists with coordination of their work with other trades. Verifies permanent power is available, all pre-startup check lists are complete, and equipment is ready for start-up. Schedules start-up with PM and Start-up Manager.
• Responsible for organizing and controlling all pressure tests (PT) such as refrigerant pipe PT, water pipe PT and ductwork PT. Records and documents all PT activities in accordance with S&P established procedures.
• Reviews control drawings to understand control scope of work including sequence of operations
• Coordinates with controls and startup to ensure optimal project efficiency
• Responsible for working through punch lists and their timely completion. Internal quality control helps prevent punch lists in the first place.
• Responsible for third party commissioning field assistance and coordination. Assists PM in completing third party commissioning.
• Responsible for completing all on-site documentation such as safety forms, daily reports, as-built drawings, inspections, commissioning forms, pre-startup forms, punch list documentation, etc.
• Responsible for minimizing and eliminating company risk through managing and maintaining standards. Responsible for avoiding and mitigating risks related to this job description by being proactive in recognizing such risks, being diligent, looking ahead and being safe. Protects company interests in the most ethical ways possible.
• Works closely with Assistant Superintendent. Provides general direction and helps determine important daily activities for AFS. Provides general field training and advice.

Minimum Requirements:
• 3 - 5 years of related experience and/or training; trade school or equivalent combination of education and experience
