GENERAL STATEMENT OF DUTIES Performs advanced skilled mechanical work in the installation, maintenance, repair, and troubleshooting of heating, air conditioning, and refrigeration systems for the Building Maintenance Division.

DISTINGUISHING FEATURES OF THE CLASS An employee in this class performs advanced skilled mechanical work in the installation, maintenance, repair and troubleshooting of large commercial/industrial HVAC equipment and systems. Work also includes installing, maintaining and repairing refrigeration units, gas fired heating systems and window air conditioning equipment. Responsible for the reliability of HVAC systems through effective and timely performance of quality repair and maintenance. Coordinates with other technicians and/or outside contractors on assigned large scale repairs, service or upgrade jobs. Monitors and adjusts as required for proper HVAC system and boiler performance via the county's Building Automation System. Work is performed independently under the supervision of the Assistant Facilities Operations Manager and is evaluated through observation and quality of work.

Examples of Duties

DUTIES AND RESPONSIBILITIES Essential duties and responsibilities include, but are not limited to: • Inspects and reconditions gas furnaces and heating equipment prior to the winter season and services them while in use during the heating season, i.e. (checks ignition, transformers, sets electrodes, etc.). • Performs advanced troubleshooting and maintenance on all mechanical, electrical, and control components of commercial/industrial HVAC systems, such as boilers, chillers, cooling towers, chilled/hot water pumps & pipe loops, air handling units, roof top units, split DX systems, energy recovery units, heat pumps and window air conditioning units. • Inspect, rebuild and repair boilers, chillers, cooling towers, chilled/hot water pumps & pipe loops, air handling units, roof top units, split DX systems, energy recovery units, heat pumps, ductwork, hot water heaters and other HVAC equipment including associated electrical piping and controls. • Completes and coordinates preventive maintenance on assigned equipment/systems. • Ability to install conduit and pull wires for controls and thermostats as well as calibrate and repair thermostats on digital and pneumatic control systems. • Understand, monitor and adjust Building Automation System functions and settings to ensure proper HVAC equipment operation and environmental control within the standards set by management as well as achieving efficient performance. • Monitor and coordinate chemical water treatment service by contractors. • Ensure all required work order documentation is accurate and completed in a timely manner. • Assist other mechanics in their fields as needed • Clean debris, snow, ice from sidewalks, stairs and driveways during adverse weather events • The job duties and responsibilities are not all-inclusive, and the employee will be expected to perform related work as assigned.

RECRUITMENT STANDARDS Knowledge, Skills, and Abilities • Extensive knowledge of the standard practices, methods, and tools used in installing, operating, maintaining, and repairing large commercial/industrial heating and air conditioning equipment including chillers, cooling towers, chilled water pump/pipe loops, air handling units, roof top units and split DX units. • Skilled in the use and care of tools and equipment common to the trade. • Knowledge of the principles and practices of electricity as applied to heating, ventilating, and air conditioning systems. • Ability to install, adjust, maintain, and repair heating and air conditioning equipment and automatic/pneumatic controls. • Ability to read and interpret mechanical and electrical schematics and drawings. • Ability to understand and carry out general oral and written instructions. • Ability to maintain effective working relationships with other employees. • Ability to effectively utilize personal computers, tablets, and software for administrative and technical purposes. • Ability to communicate both orally and in writing in a professional and customer friendly manner. • Highly organized with the ability to manager time effectively.

Typical Qualifications

Minimum Qualifications

High School diploma or GED and diploma/certification in heating, air conditioning and/or refrigeration from a technical college with 0-1 year of experience in commercial HVAC maintenance and repair; OR High School diploma or GED and two years of experience in HVAC and refrigeration maintenance and repair which has included maintenance/repair experience on commercial equipment.

Special Requirement: • Valid Driver's License • Must have Universal Refrigerant Certification. • Subject to overtime, calls back to work for urgent/emergency situations and work during inclement weather. • Participation in a rotating on-call schedule is required.

Preferred Qualifications: • North Carolina State Board of Examiners Heating Contractors License or state/local government heating license • 5 to 10 years of advanced HVAC industrial/commercial maintenance, repair and troubleshooting • Associate Degree in HVAC

Physical Demands: Work in this class is describe as medium and frequently requires the physical exertion to move objects and complete tasks. Must be able to physically perform the basic life operational function of climbing, balancing, stooping, kneeling, crouching crawling, reaching, lifting, standing, walking, pushing, pulling, fingering, grasping, feeling, talking, hearing and repetitive motions. Also, employee must possess the visual acuity to determine colors, read, write, and the accuracy, neatness and thoroughness of work assigned. Employee job tasks involve potential chemical hazards associated with refrigerant use and systems requiring water treatment. Must be able to perform medium work exerting up to 50 pounds of force occasionally and /or up to 20 pounds of force frequently and/or up to 10 pounds of force constantly to move objects.

Work Conditions: Work is performed both inside and outside. Hazards include a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.

Driving is Essential Driving is an essential requirement of this position whether driving a County owned or personal vehicle to conduct county business. Motor Vehicle Reports may be verified for valid driver's license and that the driving record is compatible with the county's driving criteria. If a personal vehicle is operated for county business proper insurance is maintained as per Guilford County's vehicle use policy.
